I see advertisements for federal grants that do not have to be paid back that are for everything from small business funding to home improvements.  I was wondering if anyone has ever received a grant for home improvement and how you apply and/or qualify to receive one.  Basically, how do I get one to do home improvements and renovations??</p>

<p><i>Answer by TIMOTHY H</i><br/>Most of the home improvement grants are for renovating property in low income areas, and you have to use the property for section 8 rentals, not your own home.  google search it, I found the site that way.  There are grants for everything you can think of.  It&#8217;s a .gov website.  Don&#8217;t subscribe to any service that wants to charge money for finding grants for you, those svcs. are just a scam.  Anyone can research and apply.  I spent two days scrolling through all of the grant information just to find out that I didn&#8217;t qualify for anything.  Some of them are pretty funny, I saw one grant for immigrants from Africa to study ancestrial drumming.  The comedian David Letterman has set up a grant for &#8221; mediocre students with little ambition&#8221;.  The only grant I was eligible for was down payment assistance for first time homebuyers, the application process was so long I closed on the house and moved in before I heard anything.</p>

I mean think about used or recycled items. Nobody has ever asked me if I bought a particular thing at a salvage yard after its been installed. And, if it works perfectly, who cares?</p>
<p>Look in Craigslist or simply Google &#8220;particular item your town&#8221; (ie. used fireplace insert Dallas TX) and be willing to flex a little. Also, see if there&#8217;s a salvage business close to you. Google &#8220;salvage building materials your town&#8221; or &#8220;used appliances your town.&#8221; Some larger cities even have more than one. Habitat for Humanity also has &#8220;ReStores&#8221; all over the country. If you&#8217;ve never been in one, you don&#8217;t know what you&#8217;re missing! Nice stuff, cheap.</p>
<p>Always buy your own materials. As a homeowner, you are considered the General Contractor. That means you&#8217;re the boss. Talk to your building contractor (if you&#8217;re going to hire one) and see if they&#8217;re willing to not mark up the materials and show receipts as they go. Most will, or at least sell them to you for what you could get them for from Home Depot. Get 3 bids and tell all the bidders what you&#8217;re doing if they ask.</p>
<p>Do as much of the work as you can. The people at the &#8220;big boxes&#8221; are usually more than willing to show you how to do things. A lot of them have actually worked in the industry. And, every remodel is made up of parts and pieces. You&#8217;d be surprised what you can do! Remember: most home improvements don&#8217;t return what it cost to do them unless you do the work yourself.</p>
<p>Be patient. Buy items out of season (furnaces and insulation in summer, AC and landscaping supplies in winter, etc.) and hire labor in the rainy season or winter when they&#8217;re hungriest. Also, if you&#8217;re planning a large remodel and can take your time, buy the individual items when they are on sale, gathering your materials and storing them in the garage until you&#8217;re ready.</p>
<p>Finally, don&#8217;t finance the project&#8230; even if you plan on putting your home on the market when you&#8217;re finished and pay off the loan then. In fact, unless you&#8217;re comfortable jumping into large projects, don&#8217;t even consider ones that need you taking out a loan. To prevent entry of cold air use of tight fitted and insulating glass windows are preferred. Fibre glass batting or cellulose enhances the efficiency of cooling and heating system of our house to great extend. We should also keep our air vents clean for smooth flow of air.</p>
<p>Another important feature for home improvement and making it energy efficient is the power management. Working upon our power economy not only leads to a balanced and comfortable life but also cuts down our electricity bills to a great extent. We should use fluorescent lamps since they provide much more energy efficiency as compared to incandescent bulbs. Although, they are costlier than normal lamps, they turn out to be cheaper in the long run due to their durability and high efficiency. Use of automatic and mechanized thermostat regulates the temperature of our house automatically, due to which great amount of electricity and energy is saved. Now day&#8217;s hydraulic heating systems are in great demand due to their less power consumption. We should make a habit to switch off the lights when we leave our rooms. Construction of houses should be such that they utilize utmost natural light.</p>
<p>By practising water conservation we are in a way preserving and safeguarding the proper use of energy involved in various treatment processes of water. A great part of home improvement is a proper water circulation system in the home, making sure there is no leakage. We could keep a plastic water filled bottle or brick in our toilet tank to minimise the water content used in flushing. Insulation of water pipes present under sink by fibre glass is also an important technique in water conservation. We should not leave the water running while brushing our teeth. This habit will save a lot of water. Similarly vegetables used for cooking purposes should be dipped in a bowl of clean water rather than being directly washed under running tap water. Dishwasher should be used for washing dishes; similarly washing machines should be used for washing clothes. This not only saves water but also energy. We should check our washrooms and toilets for any seep-outs, and if any then should repair them immediately. Installation of water saving shower heads and taking shorter showers also minimize the wastage of bathing water.</p>
<p>Use of products that utilize solar energy can also contribute to energy preservation programme. People install solar panels that trap solar energy, which in turn is used in various household purposes. Some of the widely used products are solar cookers, solar calculators and solar garden lights. With so much energy crisis in our world we should indulge ourselves in energy saving habits. Not only they preserve energy resources, but also put our life at ease and trim down our expenditure.			</p>

I&#8217;ve heard of some worst case scenarios involving people who have lost their homes because they got in over their heads and others who ended up with incomplete project nightmares that cost them thousands of dollars to correct.</p>
<p>Following is a list of the top ten mistakes homeowners make when undertaking home improvement projects and tips on how to avoid them:</p>
<p>1. References. Do enough research and background checking to satisfy you. Walk away if the contractor is not willing to provide references from former clients. Do an online search of the contractor&#8217;s business and personal name. Check with local courts for judgments filed against them and with the Better Business Bureau for any consumer complaints. Look at previous work completed (in person). Check with material suppliers since a good contractor will have a long-standing relationship with suppliers. Contact other contractors who have worked with them before. Check their credit standing &#8211; contractors with bad credit are often disorganized and don&#8217;t manage their business well. Inquire about insurance, workers compensation and licensing.</p>
<p>2. Project management. You need one person to help you manage your project. Most issues occur when inexperienced homeowners try to manage their own project. A project manager is a single point of contact between the homeowner and other contractors and is responsible for scheduling and workflow.</p>
<p>3. Contracts. Make sure your contract is solid. As obvious as this may sound, failure to get a contract or signing an incomplete contract is one of the most common mistakes. Put all the details in writing &#8211; never take someone&#8217;s word for it. Following are items that should be included in the contract: (1) the full name of the company and the person you are doing business with and their contact information, (2) an addendum consisting of the complete set of plans, (3) an addendum consisting of the materials to be used, (4) the price of the goods or services, (5) the manner and terms of payment, (6) a description of the work to be performed, (7) a start date and an estimated completion date, (8) a default clause in the event either party defaults that specifies how damages will be calculated, (9) warranties and (10) signatures.</p>
<p>4. Warranties. Make sure you receive a warranty with detailed terms and conditions. Don&#8217;t accept a contract that simply states that all work is guaranteed. There is often confusion as to who is responsible for the warranty. Get the following in writing: (1) Who is backing the warranty? (2) What is covered and what is not covered? (3) How long is the warranty valid for? (4) What can void the warranty? (5) What is the process for placing a warranty claim?</p>
<p>5. Changes. During the project, you may change your mind on certain design aspects which may require more or less work from contractors. It is critical to document every change order and note the exact cost or savings. Changes should be signed and dated by all parties.</p>
<p>6. Plans. Get a clear description on what will be done, how it will be done and the materials to be used. For smaller projects, contractors can draw up plans. For larger and more complicated projects, find a qualified designer or architect. And, for example, if load-bearing walls will be altered, find an engineer to review the structural side of the plans.</p>
<p>7. Costs. Estimating costs tends to be a big problem because people do not make realistic comparisons. Homeowners may hire the contractor with the lowest price but that price may turn out to be much higher in the end. &#8220;Allowance items&#8221; tend to be the main culprit in estimating costs. For example, contractors may give you allowances for flooring, lighting or hardware that are artificially low. The bid looks enticing until you examine it closely. Request a line item for straight costs on materials and labor since some contractors mark up materials and labor so they can make a profit on it. Ask the contractor to pass along costs to you and to add a line item for their fee. This creates a more clear and honest assessment of the job.</p>
<p>8. Financing and payments. Before signing the contract, figure out how you are going to pay for your home improvement project. Make sure you maintain control of the money &#8211; don&#8217;t let your project manager or contractor control the money. This sounds obvious but many homeowners allow contractors to make draws on construction accounts only to realize that the draws were not used for the intended purpose. What does this mean? It means your contractor scored a new truck, you&#8217;re out of money and the project is incomplete. Tips: (1) don&#8217;t pay a lot of money up front, (2) pay when materials are delivered, (3) pay when work begins and (4) pay as work progresses. Pay only after work and materials are inspected and approved.</p>
<p>9. Inspections. Don&#8217;t wait until your home improvement project is almost complete to do the inspection. Plan phased inspections along the way so work doesn&#8217;t need to be re-done. Don&#8217;t rely on city and county building inspectors to protect you since the codes they enforce don&#8217;t guarantee quality (and they often miss things too!). Before paying for work, hire an independent inspector to do periodic phase inspections.</p>
<p>10. Materials. Stick with products that are tried and true. This rule especially holds true when it comes to windows, doors, framing materials, roofing products, concrete coverings, epoxy floors, plumbing, light fixtures and electronics. You don&#8217;t want to be the guinea pig that test runs the supposed latest and greatest new products or materials only to find out that these items don&#8217;t last or turn out to be fire hazards!			</p>

<p><i>Answer by bugs280</i><br/>Generally, things like kitchen and bath upgrades, and energy conservation items, like high efficiency heating and cooling, and energy efficient windows have the greatest impact on home value.  How much all depends on the real estate market in your area.  I suggest you work with some real estate appraisers in your area and see what they suggest.  You can also look at some homes for sale in your area.  See what they have compared to yours, and what they are asking for the house.  Don&#8217;t jump into a several thousand dollar renovation.</p>

<p>I keep changing incandescent bulbs in my home over to Compact Fluorescent Lamps (CFLs). I have been slowly doing this for quite a few years now, and at this point, I have converted 68%. I&#8217;m now down to the point that I&#8217;m left with a few incandescent reflector floods that have been working for over 15 years and refuse to burn out (though I have already changed some of them), some smaller &#8220;night light&#8221; style bulbs that really won&#8217;t save much by changing them, and some small lamps that are used so little that these also are not worth replacing. This is especially true since they don&#8217;t make CFLs small enough for some applications. <p>Since the process of changing over to CFL has taken many years, I can&#8217;t point to specific savings on my electric bill, but I can estimate that I&#8217;m probably saving at least .00 US per year. I have spent much less than that purchasing CFL bulbs, so the payback has been immediate. In addition, of course, to the reduced burden on the natural resources needed to produce that electricity. What is interesting is not just my savings, but multiplying out the savings across millions of homes around the world. This is where the difference lies, not in one person&#8217;s savings, but in the energy savings from the actions of the population of the whole world. Just imagine.</p>
<p>Of course, remember that CFL bulbs contain a small amount of mercury (much less than traditional fluorescent tubes) and must be disposed of properly &#8212; your local recycling center will have information available on how to do this correctly. In fact, many home improvement stores have drop off points for old, worn out CFL bulbs to make it easy for you to dispose of them safely.</p>
<p>And if you create power with your own wind and solar generators, any watts &#8212; and money &#8212; you save by converting your incandescent bulbs to CFL or L.E.D. will make the watts you generate go further so you can either draw less from the electric grid, or sell more electricity back to your power authority.</p>
<p>I have not yet converted any of my lights to L.E.D. as they are currently too expensive, and the payback would be very long &#8212; the savings would be great, but the initial investment is large. Were I putting the addition on my house today instead of 15 years ago (before L.E.D. light bulbs were available), I would put L.E.D. lamps in many of the fixtures. I would include that in the cost of the addition &#8212; and they would continue to pay off for as long as I own the house&#8230; and keep on paying off for those who live here in the future. In addition, any new holiday lights that I purchase are, of course, L.E.D. only.</p>
<p>You can see how changing the lamps in your home from incandescent to CFL or L.E.D. will save you a great deal of money and energy, so it is definitely worthwhile starting to do so as quickly as possible.			</p>
