<p>There are three ways to approach home improvement. The first way is to hire a general contractor who does the design plans, gets the appropriate workers to do the job, oversees the project management which includes coordinating schedules, ensuring the job is done properly and coordinating with the client to ensure the job is done as requested.</p>
<p>The second option is to hire the needed tradesmen to get the job done. For example if one wanted to do kitchen remodeling, they would contact an architect to draw up the plans, they would contact the construction works to do the necessary construction, and would contact the needed electricians, plumbers and other tradesmen necessary.</p>
<p>This second approach can work for small jobs like painting a room, etc., but isn&#8217;t recommended for larger jobs such as home additions, kitchen remodeling, etc. For large remodeling jobs, it is usually more economical to hire a general contractor to get the job done from start to finish.</p>
<p>The last option is a &#8220;do it yourself&#8221; approach. There are several major home improvement retailers which provide all the materials and tools needed for self home improvement. These stores generally supply informative books which help a person by using step-by-step layouts on the different types of home improvement.			</p>

We&#8217;re renting a house, and I want to fixup the bathroom and the kitchen, but all the home improvement and makeover sites I&#8217;ve been to only have stuff that I know I can&#8217;t and don&#8217;t want to do, so if anyone knows of any sites, or if anyone has any ideas of their own, I would appreciate it! I&#8217;m looking for things I can do myself.</p>

I know that if you don&#8217;t, he can make you put it back the way it was at your expense.  Don&#8217;t know what kind of improvements your looking to do, but you could do anything from painting to tiling.  How much do you want to spend?  What will the owner let you do?  You could put in a new medicine cabinet and sink.  Change the toilet to another color.  There are a ton of things that can be done, but some are more costly than others.</p>

In a plan where the salesman sells a minimum of 2 contracts per week averaging 3 presentations to 1 sale and where there is a 30% of fall off from leads issued to actual presentations, the plan calls for 9 to 10 leads per salesperson per week. Since an issued lead many cost from 0 to 0, remaining within budget may require salespeople to self generate a percentage of their own leads.</p>
<p>How do you know the plan is working? Each week measure the number of leads which have been generated, those which are confirmed, presented to and sold, less those which cancel or are credit rejected. When some aspect of the plan is not working, adjust rapidly &#8211; eliminate low producing methods, reduce regularity, intensify methods to produce less costly leads (canvass, referral plan). Unsold leads or those not receiving presentations, have to be rehashed. Experimentation with new methods of lead getting requires concentration and control.</p>
<p>Ultimately, the measure of a successful marketing plan is the amount of net business (ready for installation) you have sold, measured against the cost of procuring the leads to sell that volume of business. If the cost of your marketing program when measured against this net business exceeds your budget &#8211; then the plan needs modification.			</p>

I had to take a job Due to the slow down and I now work in sales selling printing supplies and hate it . The money is just OK but my Heart is just not in it. I would Rather put on jeans and tee shirt<br />
vs Suite. I gained weight and now very unhappy. I am 54 what can I do<br />

I was told that you could deduct home improvement expenses until the year you sold your house. Is this true?</p>

<p><i>Answer by dustoff</i><br/>You don&#8217;t &#8220;deduct&#8221; them at all.  When you sell, the cost of improvements can be used to adjust your acquisition cost basis &#8211; which will decrease any capital gain tax due.</p>

If you are hoping to get out more than you paid for the place, forget it (if you bought well below market and want to pull out the extra wait at least a year).  You could call up the banker who gave you the loan and ask, but if you are like most people who max out their loans to start with then the answer is probably no.</p>

<p>Floor Lamps: For those areas where you need light but don&#8217;t have a surface or end table for a table lamp, consider a pole lamp or a torchiere floor lamp. These come in many beautiful styles, and just aren&#8217;t your mother&#8217;s old pole lamps any longer! They will provide 3-way indirect lighting, and some have an extra arm with a reading light, in case you need to set this lamp next to a chair. They take up very little space, and you get the best of both worlds.</p>
<p>Rope Lighting: Inside your home, you can create atmosphere and warmth with the indirect lighting made by rope lights. Place or attach strands of rope lights on your pot shelves or soffits, atop or behind tall bookcases, entertainment centers, large stereo speakers, under a bed frame&#8211;wherever the strands will be out of sight and there is access to electrical outlets. With varying lengths and colors, some with LEDs, some solar, you can get creative with rope lights, especially for outdoor holiday decorating. Line your windows, an outdoor garden path or walkway, wrap your house or plants.</p>
<p>Motion sensors: Not just for outdoor lighting any longer! You can put sensors in your hall lights, so the hall will light up as you enter it. For those insomniacs (and others) who wander from room to room at night, you can find plug-in LED night lights with a decent range that will pick up your movement and light your way as you wander.			</p>

I recently purchased a home 4 months ago. I need some repairs such as electrical, plumbing and a new roof ASAP. How long do I need to wait to apply for a home improvement loan.</p>

<p><i>Answer by bull_rooster_aardvark</i><br/>If you have the equity in the place, and credit/ income to swing it &#8211; its probably ok.  If you are hoping to get out more than you paid for the place, forget it (if you bought well below market and want to pull out the extra wait at least a year).  You could call up the banker who gave you the loan and ask, but if you are like most people who max out their loans to start with then the answer is probably no.</p>

There are well over a hundred different manufacturers of lighting fixtures and lamps in the United States alone. Most lighting stores can not compete with the home improvement behemoths for square footage so will make up for that by having the need to sometimes cram as much as possible into a smaller space. For this reason alone these specialty houses rely on a myriad of catalogs. Many times the customer will be permitted to &#8220;check out&#8221; these catalogs as there is not a way to leaf through them all in a few minutes.</p>
<p>Surprisingly most of the lighting shops are quite good at minimizing the wait time for a light fixture order. Quite often the average shipping time can be as little as 3 days or so. For custom designed order a realistic time frame may be up to 6 to 8 weeks or more.</p>
<p>The customer should be prepared for the majority, if not all lighting stores, to normally require a deposit for any special order. The purpose for this down payment is to cover the minimal expenses which the store will incur in the event of an order cancellation. Many specialty boutiques may also assess a restocking fee in the event of an order cancellation as well.</p>
<p>When shopping for lighting fixtures, a prior special order cancellation may be available at a significant discount in order to move stagnant inventory. Should the customer decide to purchase a number of fixtures then price negotiating may also be an avenue for savings for the customer. The saying, &#8220;the more you buy, the more you save&#8221; can be applied to this situation.			</p>

Im looking to buy a house that needs a good amount of work.  I dont have extra money to pay for the remodeling.  But I have read that i can possibly get some sort of home improvement mortgage that will give me extra money to fix up the house.  Rather than buying the house and then having to get a reappraisal and then a home equity loan.</p>

<p><i>Answer by AngeloElectro</i><br/>Yes.  That is true.  It&#8217;s called an FHA 203 K loan.  The costs of repairs and rehab can be included in the mortgage amount.  It is a HUD loan available through local banks and lenders.</p>

<p>If you are looking to buy in a rural area, or if you are in certain parts of the city, there are other programs to help you also, including Neighborhood Block Grants.  You can find more information at your local Neighborhood Housing Authority office.</p>
