How much profit do home builders make off of sold homes?Hi everybody-
I am looking into starting my own home building business but am trying to work with some numbers, specifically the average profit that self employed home builders can expect to make.
For example, if you sell a home for $400,000 how much was spent on the actual construction of the home and thus how much profit does the builder accrue?
Does anybody have any insight on this topic?

I find it interesting that you complain about "cookie cutter homes" and at the same time link us up to very typical cookie cutter homes. There are literally millions that look just like these.
Just heard a blurb on the news the other day stateing that Fla. is at the top of the list for home repo`s. Oh and by the way, have`nt heard of any UFO sitings recently, but the aliens HAVE landed!!!! And "Mopar", they`re not palmetto bugs. They`re COCKROACHES!!!!!!!!! All silliness aside, although I reside in Fla. You could`nt pay me to live in most of the hubbles they`re throwing together down here. I`m still scratching my head wondering why anyone would construct a domicile of wood in a region infested with insects that have this material as their only food source. These are the same people that are building multimillion dollar houses on "marshes". Ya`ll know what marshes are. Most of the rest of the country call them swamps!!!! The idiots building on the ocean are`nt any better. A small contingent of ocean front owners in Ponte Vedra want the state to pay to rejuvinate their erroded beach. I say, why should I pay for it. Sorry but you built on "SAND"!!!! Mother`s gonna take what`s hers. Sometimes with a vengence. Regarding the people coming in droves!! Be prepared for road rage, the traffic already SUCKS!!!! We are an insulation company 50 miles north of Kansas City, MO. we service contractors within a 100 mile radius and have for several years. We are down to two employees and myself. We offer health care and vacation benefits. Since December of 2008 my men are only working 14 hours a week and had to drop their health care. They have families to feed and keep a roof over their head. Housing is the Heart beat of this economy and we need help.
A very poignant presentation which certainly accentuates the problems connected with recharging the housing industry, not only in the Kansas City area, but nationwide. Congress needs to act since housing is a prime component of moving the economy forward.
There are a lot of small businesses starving to death but the government is not helping any of them. They can’t even get unemployment and they aren’t counted in the unemployment numbers.
omg u guys are great kids, I wish my 4yr old will grow to do something that sweet for me one day……..of course doing the same hot florida theme won't be as special as the first time…maybe u can make breakfast this time even if it's pancakes or bacon 'n eggs or cinnomin buns from philsberry …….and turn the breakfast into a hawian theme everyone can eat with the hawaian flowers around their neck (there at the dollar store u can get grass skirts there too) also u can download some hawian theme music that they use to do hula dances……………..don't feel u need to stay with a hot theme u can even write a song for them or a poem and say it to them on xmas morning …….like i said u guys r great kids!
I am so happy to see this video. I hope it doesn’ t fall on deaf ears. My husband is a subcontractor and has laid off all of his employees. I am working overtime whenever I can to support our family. The little bit of work my husband has is going to pay his overhead, he hasn’t drawn a salary for a year and half.

As a Masonry Contractor in Kansas City with 15 employees last year. I am the only one working now. Many of my crew volunteered to work for 50% of their previous wages. Good Bricklayers working for 28 to 32 dollars per hour now working for 10 or 15 dollars per hour. Its going to get worse. I have been audited 2 years in a row now, with my employees laid off, I now have more time to focus my anger on the crooked politicians, and you will be seeing more pissed off bricklayers at the next Tea Party.
What an eye opening video. As a Realtor for 10 years in Kansas City, I can attest to the far-reaching horrible effects of this recession. The consequences are disastrous if the self employed folks continue to file bankruptcy—who will pay taxes to fund all this government bailout if all the entrepreneurs are gone?

Walt Disney planed to make Walt Disney World (WDW) before the 1964 Fair.
Walt decided to find a location in Florida. Land was cheap, the weather was always warm, and more and more people were moving to and vacationing in Florida. However, Walt decided that he didn't want to locate his park along the coast for two reasons: He didn't want to have to deal with hurricanes, and he didn't want people coming to his park in bathing suits. Walt started secretly buying land in FL in conclusion to the fair. The box office success of Mary Poppins provided support to the company coffers right when the land purchases and attraction development began. In fact, a separate company that Walt founded, called Mapo (since the movie's success financed the moonlighting outfit), was the focus of the Florida project for several years. Mapo was eventually merged into the Imagineering department several years later.
His team-which included his brother Roy, General Joe Potter -whom Walt met during the construction of the New York World's Fair- and several other members of the inner circle of Walt Disney Productions-started looking at available parcels of land in Central Florida. “Project X” was underway.
After considering three possible sites in Florida, a location on the border of Orange and Osceola counties was chosen in 1964. Dummy corporations were set up and Disney agents, led by Robert Foster, secretary and general counsel for Disneyland, began buying land under phony names. Walt had the team work as quickly as possible, for he knew that as soon as word got out about a massive Disney land acquisition, property costs would go up tremendously.
At one meeting, there was a large parcel of land in Orlando available for about $100 per acre. Walt said, “Buy it!” Roy asked, “But Walt, we already own 12,000 acres. Do we have the money?” Walt replied, “Roy how would you like to own 7,000 acres around Disneyland right now?” to which Roy immediately responded, “Buy it!”
Foster worked as surreptitiously as possible, flying through other cities so that his travel could not be traced directly back to California. He even made highly visible visits to the World's Fair construction site, only to quietly disappear to Florida the next day.
The three earliest acquisitions would be 12,400 acres owned by a group of Orlando home builders, 1,250 acres owned by an Orlando investment group, and 8,500 acres owned by Florida state senator Irlo Bronson.
The first major problem was acquiring the mineral rights for the 12,400-acre property, which Tufts University still owned after the surface rights were purchased by the Orlando home builders. Mineral rights were important since without it, Disney could not dig underground without permission, and Tufts could tear down any structure to get to the minerals.
After the major properties were locked in, they began concentrating on all of the small outparcels. The acquisitions were tracked on a large map back at WED headquarters in Burbank, which Walt would check daily. By the time they were done, Disney owned over 27,000 acres, which came out to about 43 square miles-about twice the size of Manhattan, the same size as San Francisco, and about 150 times larger than Disneyland.
Good God NO . . .DON'T DO IT . . . Home values in South Florida are still in decline . . . right now they are about 40% off their peak and are still expected to decline another 10 to 20% . . . . Our inventory level on existing homes is about eleven months and builders are literally walking away from unfinished developments . . . you literally can't give away a home in parts of south Florida right now (carrying costs are high).
My husband works in finance and I can name two Fourtune 10 (not 500, but top 10) companies who can't get financing to meet payroll. It's just not the same game anymore . . .
The Gold Rush is over . . . We own real estate in Miami, the Florida Keys, Hollywood (FL), and Naples and our accountant can't even figure out how to value the property . . . that's how bad it is.
You said it. Most of the builders aren’t even asking for specs, they’re asking for model home loans to sell build jobs off of because they had to sell their existing model homes due to bank note calls or renegotiations of loan notes became too expensive to carry them. However banks consider model homes as specs today also, which they don’t loan on. Tell me, if you can’t build specs, and you can’t build model homes to sell build jobs, where does that leave us? Please pass the word on…
Ok here is my 2 cents. Here in Kansas we have similar weather. 90+ degrees during the day with 70%+ humidity. Our rule of thumb for age on A/C's is about 20 years is a good life span. Heat pumps are at about 10 years. If a unit is older than 20 years, you should upgrade to a new unit for better efficiency and reliability. I don't know what they are telling you about changing the air handler. I understand that the evap. coil may be to old, but that part is replaceable with the new condenser. I agree that the condenser and evap. coil should "match" for up-most efficiency. Builders models are usually a cheaper unit and not built as well as other priced units. Thinner copper pipes and small coils are usually the way they cheapen up the units. In my opinion, the air handler should be fine and not have to change. Maybe changing the evap. coil only if it is the same age as the condenser. If the existing condenser doesn't have a scroll compressor, a new condenser will. Scroll compressors are more efficient and have less moving parts than hermetic compressors. Sounds like to me he may be trying to pull a fast one. Get a second and third opinion from other companies and consider what they recommend. Good luck and let me know if you have any other questions!
This video is good but should have included footage of subdivisions that are ghost towns – they are everywhere. Also, would like to point out that many workers in the housing industry are Independent Contractors who are ineligible for unemployment compensation and whose numbers are not figured in with the national unemployment statistics.
The birth of our nation was 232 years ago. It was signed into being in the Constitution. The Constitution is a legally binding document, so that the state cannot override the will of the people. It has served the will of the people and facilitated the will of the people spaciously in some instances like Mum Bett, and erratically or not at all at other times -an example is limiting the right to assembly peaceably and now with the undermining effects of the "patriot act".
What worries me is the Constitution is being exploited and mined of it's strength by special interests that are hell-bent on gaining control of the interests of the US and bending the people to their will in order to do so.
Like, The First Amendment guarantees freedom of assembly, the right of citizens to gather peacefully. And that was a tool meant for the people to cause a little trouble and protest in order to bring about political change. Did you know that many cities require payment from people who wish to assemble??? And nowadays it is a crime to assemble without prior authorization. This totally strips the power of uniting in assemblage!
Another example is the how the patriot act has been used to undermine our most fundamental civil rights.

This proposed act will give "the government broad, sweeping new powers to increase domestic intelligence-gathering, surveillance and law enforcement prerogatives, and simultaneously decrease judicial review and public access to information."
Ooops there goes all of our civil rights, now we live in a police state, where the military judges themselves and judges CAN NOT protect us from their unbridled power.
What worries me the most are the many people who have drank the kool-aid and have been cowed into believing they will not be heard. What these people seem to not realize is that if enough people voiced concerns together to the right people using the right channels -they would be listened to, moreover, they could change the course of this present trend and history by reimpowering the consitution and the People of the United States -exactly as Mum Bett did 227 years ago.
